I mentioned that there are some great deals at MGM Grand Siganture Towers but you can find some fantastic deals at every Las Vegas High Rise Condo development if you have the right Realtor working for you who specializes in the High Rise Condo market. I know this is off topic but just the other day i was conducting a search for a client of mine and found a ONE of a Kind deal at Panorama Towers, i could hardly believe it myself when i found it. The deal was a 2 bedroom 2.5 bath, 2374 square feet, on the 18th floor for ONLY $899,000. I know some of you are sitting there thinking well thats alot of money Makea, not if you look at it in price per square foot, it’s only $379 a square foot, and it sounds nicer too:) Like i said there has been an increase of intrest in MGM Grand Signature but there are deals of equal or greater value elsewhere also.

If you’re heading to Vegas any time soon, I can’t recommend The Signature at MGM Grand highly enough. It’s connected to the massive MGM Grand by a walkway, but it’s quieter and classier - and one of the few hotels in the city without its own casino. (Not that you have to go far if you want to gamble, of course.)

Our favorite of the storied Vegas buffets was at Harrah’s, and it’s actually worth signing up for their “Total Rewards” club to get large discounts at affiliated hotels. (It’s worth it just to get 25% off Penn & Teller tickets.)

The most jaw-dropping casino? It’s a tough call. The Venetian and Caesars Palace have to be seen to be believed, but my favorite was probably New York New York, with its Statue of Liberty and compressed version of the city skyline. Even the food court is a mini-Greenwich Village.

So we’re still remodeling the house, it’s really starting to drive me crazy but hopefully the inside will be done in two weeks so I can have some peace. I’m really getting tired of waking up everyday at 7am to the sound of hammers and powertools and loud music and a houseful of Mexicans and contractors who don’t leave until 6. I’m also pretty tired of getting dust on everything I wear, stepping on nails, and not knowing where anything is because all of our furniture is crammed into the living room. Our bedroom is the only “normal” room in the house, but it won’t be for much longer because they are cutting a hole in the wall soon for our wardrobe room so we’ll have to move into the guest bedroom upstairs until the additions are done in late May. I don’t think that will be too bad though. I’m just ready for all the interior work to be done so I get the house back to normal and get started on the fun part- shopping for furniture and decorations!
I guess it isn’t as bad as it could be though, because we were on vacation for 3 weeks of it. We spent a week in Denver, went home for 2days, went skiing in Vail for 5 days, came home for another 2, then we went to Vegas for 8! Skiing was a lot of fun but I wasn’t very good at it, I came home covered with bruises and sore as hell. I did bring home a great souvenenir though, my first fur- a beautiful black mink! Las Vegas was awesome. The Cirque du Soleil shows were amazing. We stayed at the Ritz in Lake Las Vegas for the 3days then the Signature of MGM Grand on the Strip for the rest. We rented limos, stayed out late, drank a lot, walked the strip, and had a blast. We even rode on roller coasters! The Cirque du Soleil was amazing too. We’re going back in August.
Grandma Joyce has to have surgery on her knee again, the replacement she had got rejected by her body. I just found out yesterday she has to go to the hospital because she may have a bone infection, too. And she’s developed diabetes from the trauma of it. I went visit her and Gramps yesterday and I am going to try to see her more often, at least twice a month. Its so hard for me to see her sick, I tear up every time I think about it. Yesterday she was in a good mood as always and up and about cooking, but I could see she was in pain. I really hope she gets better soon. It really scares me. I will visit as often as I can from now on.
Ernie took me to pick out a ring in Denver. I really hope that we get engaged soon, but right now I’m really not in a big rush. We’ve had so much going on I don’t think we have time to plan a wedding! Love, B*

I’ve just (some 7 hours ago) returned from a week in Las Vegas, where I was attending IBM’s worldwide “Impact” conference. I obviously won’t bore you with the details of what the conference covered (it was, after all, an IT conference!) but will recount some of the more interesting tales from the week, bearing in mind the old adage “what goes on in Vegas, stays in Vegas” (if only anything had happened that warranted keeping it to myself, I’m sure the story would be more interesting!!)

We (that’s Dave, a colleague from work and me) caught the flight from Manchester via Chicago last Saturday morning, and arrived in Vegas around tea-time, taking full advantage of the -8 hours time difference (meaning it was really about midnight). After checking in to the hotel - the MGM Signature - we discovered our rooms were a bit more plush than those we normally get. A full 5-star suite, complete with kitchen, jacuzzi bath, walk-in shower and king size bed! I immediately regretted not convincing Tracy to come with us (she couldn’t anyway as she had doctors and physio appointments, more of them later).

Having had a quick shower we headed out for dinner, only to almost fall asleep in our Chinese, so it was an early night - I turned in at 8.45pm! The following day was hot and sunny (not surprising, as Vegas is in the desert) and we went for a long walk down the strip, admiring the views and wandering round the shopping malls, before finally settling down outside the Harley-Davidson cafe for a few cold beers… chilled out at last!

The rest of the day was at a leisurely pace, and we were joined in the evening by Paula (another colleague from work) who had flown from Edinburgh (via London and San Fransisco). How she stayed up with us through dinner until 11pm, I’ll never understand!

On Monday morning the conference started in earnest with a razz-matazz kick off which included music from a quartet of beautiful women playing violins and cello, acrobatic performances from some of the Cirque du Soleil performers, the CIO of Harley-Davidson riding a bike on stage and finally the cast of the American version of “Whose line is it anyway” who performed several improv sketches throughout the kick-off session (which also included some presentations from the IBM exec team, which was the “work” bit). Carlie was not best impressed when I texted her to tell her I was sat watching and laughing at the cast from her favourite TV comedy programme!

The rest of the conference was much more work-related, but still very interesting and certainly worthwhile, if not a little hard work - with the daily sessions starting at 8.30am and finishing at 6pm. As we had meetings arranged with key IBM execs and architects during most of the lunch breaks, it was pretty intense. But the fun hadn’t finished, as we discovered that none other than Tom Jones was playing in our hotel! I guess that as he’s famous for playing Vegas “it’s not unusual” but it was too good to miss, so we went on the Tuesday evening. He was truly excellent, banging out old and new songs and really putting on a show. Not at all bad for a 67-yr old bloke!

Then following the sessions on Wednesday we had the “Inner Circle Gala Event” which started off with dinner in one of the hotel’s nightclubs (where we had yet another meeting!) and then off to the theatre to see the Cirque du Soleil performance. I really struggle to explain what this is, as it’s something I’ve not seen the like of before. It’s like a cross between ballet, theatre, martial arts, circus-style wirework, dance, and an opera-style story. To say it was superb would not do it justice, as it was truly stunning. Our week in Vegas was rounded off with a final evening out at a great steak restaurant, and then an early flight home which meant leaving the hotel at 7.15am. The flight from Vegas to Chicago was delayed, but thankfully we still managed to make our connection back to Manchester, arriving nearly 40 minutes early and so back home and off to bed for an hour or so to get some much needed sleep (it’s odd, arriving home early on Saturday morning, having left on Friday morning!). I then had to go and collect the van Tracy had managed to sort out for me to take Lydia down to her brother’s on Sunday. Once I’d got the van home, I then put on my bike gear and took Lydia for her MOT in the sleet and snow… what a contrast from walking down the strip in the sun just a couple of days ago! Fortunately she passed her MOT without problem, and is now all ready for the trip to Craig’s in the morning…

Whilst I was away, Tracy had an appointment with Mr Watson, the skins and plastics consultant who examined her arm. He has decided that it does need a further skin graft, to cover the area on the top of her forearm that has still not healed. They wanted to book her in for next Wednesday, and perform the operation under local anaesthetic, but as she was in the car on the way home she got a call telling her the results of the last swab - which show more signs of infection, so the graft operation will have to wait. She’s now waiting for the chemist to get the necessary strong anti-biotics in, before starting another 2-week course. If that doesn’t clear it, she’ll be back in to hospital to have some more IV-anti-biotics. Not a great piece of news. The physio has said she needs to attend hand clinic once a week and go to their gym to strengthen the muscles in her legs and back. But at least she can make progress on all these without being dependant on getting rid of the infection in her arm.

The observant amonst you will have recalled my teaser in last week’s post about my present to myself… well, I collect it tomorrow, so watch this space!!

See Investments Sour
As the Market Weakens

For many investors, the condo hotel may go down as the Pets.com of the real-estate bubble.

Many buyers purchased the hotel rooms from developers hoping to get paid every time the room was rented. But condo hotels, which account for as much as 10% of all hotel rooms under construction and a much greater percentage in resort markets such as Orlando, Fla., and Las Vegas, are coming back to haunt many of the people who bought the units, the developers that constructed the buildings, and the operators hired to run the hotels.

Some projects also are being brought to the attention of regulators by investors.
“It’s been a very bad investment,” says one person who bought a unit at what’s called the Signature at MGM Grand (pictured) — which calls itself “more than a Las Vegas luxury hotel.”

“It’s been a very bad investment,” said Moji Adekunbi, a 47-year-old engineer, who bought a $550,000 condo-hotel unit in the Signature at the MGM Grand in 2005 in Las Vegas, where one of every four hotel rooms being developed is a condo-hotel unit. Mr. Adekunbi counted on the cash flow from renting out his unit more than covering his $3,000-a-month mortgage payment, leaving him with a tidy profit.

He said the developer’s sales staff led him to believe that the hotel would have 94% occupancy and $350-a-night rates, Turns out, he said he is netting only between $400 and $1,800 a month before his mortgage payment.

“I am in so much debt. I don’t know how long I can sustain this,” Mr. Adekunbi said. Making matters worse, many markets for these rooms are weak, meaning owners might lose much of their investment if they sell.

Representatives for the developer and the hotel operator said hotel-rental projections weren’t discussed with customers before they bought their units, and some buyers made their own assumptions about rental income. “Some people’s assumptions didn’t pay off, and they are trying to find someone to blame,” said MGM spokesman Alan Feldman.

During the real-estate boom, many Americans scrambled to buy anything they could — office condos, warehouse condos and high-rise residential condos, which are crowding the skyline of cities such as Miami.

But condo hotels were one of the most dangerous investments of them all. Hotels are risky investments in real estate because occupancy can swing with the weather or the economy. Developers loved condo hotels. “It minimized the upfront risk to the developer, and shifted it to the individual unit owners,” said Mark Lunt, a lodging analyst at Ernst & Young. Many developers said they insisted that buyers regard condo hotels as vacation homes that they would use rather than income-producing investments.

Some condo-hotel buyers are happy. But other buyers are suing developers to get out of their contracts, claiming they were misled. In Florida, a group of buyers is suing WCI Communities Inc., claiming the developer sold them condo hotels in the waterfront Resort at Singer Island as unregistered securities. The buyers said they bought the units as investments, not primarily for their own use. WCI said it intends to “vigorously defend” against the lawsuit, according to a recent Securities and Exchange Commission filing.

Other buyers are staging revolts inside high-end hotels. At the Trump International Hotel & Tower in Las Vegas a group of condo-hotel owners are clamoring to rent out their own hotel units using their own operator because they said Trump takes too much of the rental revenue. A Trump spokesman said the company’s rental agreements are competitive with other condo-hotel rental-management companies in the area.

In other condo-hotel developments, a few buyers are talking to the SEC, alleging possible securities fraud, according to their attorneys. One issue could be whether developers sold these units as investments, which should have been registered with the SEC or other regulators. In some cases, lawyers said, a real-estate offering may be comparable to a security if the offering creates expectations of profits resulting from the efforts of a third party. An SEC spokesman declined to comment.

Historically, the SEC has suggested it wouldn’t take enforcement actions against a condo-hotel developer as long as the company didn’t provide prospective buyers with projections of income or expected occupancy, among other conditions.

Many developers were careful not to market condo hotels as investments, but “many others find it difficult to restrain themselves from creating expectation of investment returns and cash flow,” said Rob Webb, a senior hospitality partner in the Cleveland office of law firm Baker & Hostetler LLP, which has represented condo-hotel developers in cases where buyers have tried to rescind their contracts. “All you have to do is find the developer’s newspaper ads, and it could be a devastating blow.”

Some buyers said developers should have registered their condo hotels as securities, which might have allowed them to review a detailed investment prospectus before they bought a unit.

For some buyers, a securities-law claim could provide a way to undo a purchase. “The rights of recovery are so much better if you can say it is a security,” said Burton Wiand, a former SEC attorney who now practices at Fowler White Boggs Banker in Tampa, Fla.

If the transaction should have been registered, buyers can rescind the deal and get their money back, without having to prove fraud and misrepresentation, attorneys said.

Michael Trombley, a retired major-league pitcher who lives in Fort Myers, Fla., is one of several investors who have filed lawsuits alleging securities laws were violated in the sale of units in the Clearwater Cay Club in Clearwater, Fla.

“They were always trying to preach to people that the market is hot. This is a no-brainer. You’d better get in quick,” said Mr. Trombley, 40 years old, who spent most of his career with the Minnesota Twins and Baltimore Orioles. In 2005, Mr. Trombley, along with five friends and family members, bought five units in the development for a total of about $2.2 million, according to his attorney, Bruce Barnes, taking out loans to finance the entire purchase price.

Mr. Trombley estimates the four units he holds are worth at best 40% of the original purchase price, he said. Carrying costs, meanwhile, are running about $14,000 a month.
